This Indenture made the twentieth day of June in the year of our Lord one thousand eight hundred and nine Between Samuel Teed of the town of Tompkins county of Delaware and state of New York and Mary his wife of the first part And John - Teed of the said places farmer of the second part witnesseth that the said party of the first part for and in consideration of the sum of five hundred Dollars current |

Money of account of the United States at of before the ensealing and delivery of these presents by the said party of the party of the second part to them in hand paid the receipt whereof is hereby confessed and acknowledged hath granted bargained aliened remised sold released conveyed assured enfeoffed and confirmed: and by these presents doth grant bargain alien remise sell release convey assure enfeoff and confirm freely & ab* unto the said party of the second part and to his heirs and assigns for ever all that certain tract piece or parcel of land situate lying and being in the county of Delaware aforesaid And is the North third part of Lot No seventy four and is bounded as follows viz - beginning at a beech tree standing in the line of said lot running in a Northern & southern direction the tree standing within afew links of the dry brook and marked S.T.E.T 1609, from thence running north two Deg. & 30 minutes west thirteen chains and sixty six links thence north eighty seven Deg. and thirty minutes east on the north bound of said lot fifty chains and ten links- thence south two Degrees & thirty minutes east on the east bounds of said lot thirteen chains and sixty-six links to a beech tree marked E.T. thence a cross said lot No seventy four south eighty seven deg. and thirty minutes west fifty chains & ten links to the place of beginning containing Sixty seven acres and sixty six rods of land (Reacrosing?) to the sole use and benefit of the said party of the first part one acre of land out of the above described premises to be laid out and bounded on the turn of the turnpike road at the foot to the Hill rising to the west. All the above described premises lying in a tract of land granted to Rapelje and others and is situate in the county of Delaware aforesaid Together with all and singular the appurtenances privileges, and advantages whatsoever unto the said above mentioned and described premises in any wise appertaining or belonging: and the reversion or reversions, remainder and remainders rents issues and profits thereof and also all the estate right title interest property claim and demand whatsoever, as well in law as in Equity of the said party of the first part of in and to the same or any part or parcel thereof with the appurtenances To Have and to hold the above granted bargained and described premises with the appurtenances unto the said party of the second part his heirs and assigns to the only proper use benefit and behoof of the said party of the second part his heirs and assigns for ever, and the said party of the first part for themselves their heirs executors and administrators, Doth by these presents covenant promises grant and agree to and with the said party of the second part his heirs and assigns in manner and form following, that is to say, that the said party of the first part at the time of ensealing and delivery of these presents was lawfully seized in their own right of in and to the aforesaid described premises hereby granted and conveyed with the appurtenances as of a good sure perfect absolute and indefeasiable estate of inheritance in the law in fee simple without any manner of condition to alter change determine or defeat the same |

and hath in themselves good right full power and lawful authority to grant bargain sell convey and release the above said described land and premises with the appurtenances unto the said party of the second part his heirs and assigns in manner aforesaid: and also that he the said party of the second part his heirs and assigns shall and may from time to time and at all times, and for ever hereafter peaceably and quietly have hold - occupy possess and enjoy the said hereby granted and bargained premises with the appurtenances: and also that the said party of the first part and their heirs and all and every other person or persons whomsoever lawfully or equitably deriving any estate right title dower jointer or interest, of in or to the herein before granted premises by from under or in trust for them or them shall and will at any time and times hereafter, upon the reasonable request of the said party of the second part his heirs or assigns and at the proper costs and charges in the law of the said party of the second part his heirs and assigns make do and execute or cause or proceed to be made done and executed all and every such further and other lawful and reasonable conveyances and assurances in the law for the better and more effectually vesting and confirming the premises hereby intended to be granted, in and to the said party of the second part his heirs or assigns forever, as by the said party of the second part his heirs or assigns or their or their counsel learned in the law shall be reasonably devised advised or required and the said party of the first part for themselves and their heirs all and singular the above described and released premises, and every part and parcel thereof, with all and every their appurtenances unto the said party of the second part his heirs and assigns against all and every person and persons whomsoever lawfully claiming or to claim the same shall and will warrant and for ever Defend by these presents In witness whereof the said parties to these presents have hereunto interchangeably set their hands and seals the day and year first above written ---- Sealed and Delivered } Samuel Teed {LS} in the presence of } Mary Teed {LS} N.B. between the 13th & 14th lines the word Minutes} interlined before signing ------------- } Abr.
