This Indenture Made the Seventh day of December in the Year of our Lord One thousand seven hundred and seventy six Between Lydia Warner, and her Daughter Elizabeth Warner of Germantown in the County of Philadelphia and province of Pennsylvania of the one part, and John Bringhurt of said Germantown, and in the County, and province aforesaid, Coachmaker of the other part, Witnesseth that the said Lydia Warner and Elizabeth Warner for and in Consideration of the Sum of fourteen pounds Lawful Money of the province aforesaid the Receipt Whereof they the said Lydia Warner, and Elizabeth Warner doth hereby own, and acknowledge, and themselves therewith fully satisfied Contented, and paid, and of every part, and parcel thereof doth hereby Release Exonerate, and discharge the said John Bringhurst his Heirs & Assigns for ever. Have granted bargained, sold released, and confirmed, and by these presents do grant, bargain, sell, release and confirm unto the said John Bringhurst, and to his Heirs & assigns A Certain Lot, or piece of Land Situate in Germantown, and County and Province aforesaid Beginning at or on the North West Side of a Lane or Cross street leading from Windle Hefts to Bristol Township Containing in Breadeth on the said Lane or Cross street thirteen Perches, and in Length fourteen perches and four feet bounded on the South East by the said Lane, or Cross street on the North East by Land of John Bringhurst, on the North West by Land of said John Bringhurst, and on the South West by land of Jacob Keysers formerly Mathis Adams Hogernoods (being part of the last of the described piece of Land which Samuel Kerstner, and Catherine his wife by Indenture bearing date the Twenty eighth day of February One thousand seven hundred, and Thirty seven, Recorded at Philadelphia |

in Book [G or C] Volumn 5 Page 57 & Granted unto Mathias Adams Hogermood in fee Which premises aforesaid as above bounded and described Mathias Adams Hogermood, and Catherine his Wife by Indenture bearing date the thirteenth day of November, One Thousand seven hundred, and forty seven, did grant unto Christian Warner, and to his Heirs and assigns for ever, and the afforesaid Christian Warner by his last Will, an Testament bearing date the ----- day of ---- one Thousand seven hundred and ---- did bequeath, and desire the aforesaid Premises unto his wife the said Lydia Warner during her Natural life, and after the said Lydia Warners decease Then to his Daughter Elizabeth Warner & to her Heirs, and assigns for ever, Together with all and singular the Ways, Woods, Water, Water Courses, Rights, Liberties, Priviledges, Improvements, Hereditaments, and Appurtenances thereunto belonging or in any wise appertaining, and the Reversions, and Remainders, Rents, Issues, and Profits thereof. To have and to hold the said piece of Land. Hereditaments and Premises hereby granted or mentioned so to be with the appurtenances unto the said John Bringhurst his Heirs, and assigns To the only proper Use and Behoof of him the said John Bringhurst his Heirs and assigns for ever. Under the proportionable part of the Yearly Quit Rent and other Rents if any hereafter accruing for the same to the Chief Lord or Lords of the fee thereof Notwithstanding the aforesaid Grant of Conveyance they the said Lydia Warner and Elizabeth Warner Preserves out of the aforesaid granted Premises for themselves their Heirs, and assigns for ever one perch or Sixteen feet and a half in Breadth and along one side of said premises adjoining Jacob Keysers Lot, or Land in his possession said Reserved Part of Land in Bredth a Cross the said Lot of Land to be for a Road for the Use and Behoof of the said Lydia Warner, and Elizabeth Warner, and their Heirs, and assigns for ever, Provided that they fence the same with a good and Lawful fence, as soon as the said Road is opened, and that at their own proper Cost, & Charge, And they the said Lydia Warner, and Elizabeth Warner, and their Heirs the said piece or parcel of Land Hereditaments & Premises hereby granted or mentioned so to be with the Appurtenances unto the said John Bringhurst his Heirs, and Assigns and against them the said Lydia Warner, and Elizabeth Warner, and their Heirs, and against All and every other person or persons Whatsoever Lawfully claiming or to Claim by from or under them, or any of them shall and will Warrant and for ever Defend by these presents In Witness whereof they the said Lydia Warner and Elizabeth Warner have hereunto Interchangeably set their hands and seals the Day and Year above written 1776 Lydia (her mark) Warner {seal} Elizabeth Warner {seal} sealed & Delivered in presence of us Christopher Warner, John Grimes, received on the day date of the above written Indenture of the above named John Bringhurst the Sum of fourteen pounds being the Consideration Money above Mentioned Received as aforesaid pme Lydia (her mark) Warner, Elizabeth |

Warner Witness present at signing Christopher Warner John Grimes The Ninth day of April Anno Domini 1796 Before me the Subscriber one of the Justices of the peace for the County of Philadelphia personally appeared Jacob Knorr who on his solemn Affirmation doth depose, and say that the Name of Christopher Warner, and John Grimes the Subscribing Witnesses to the within written Indenture is of their own hand writing to the best of his knowledge and further says not In Testimony whereof I have here unto set My Hand, and seal the day and year aforesaid Isaac Frank {seal} Recorded the 13th Day of April 1796 |
