This Indenture made the first day of May in the year of our Lord one thousand eight hundred & nine Between Dillaplaine Ridgway Thomas S Ridgway and William H Burr executors of the last will & testament of John Ridgway, late of Mount holly in the township of Northampton in the county of Burlington & state of New Jersey deceased of the one part and Caleb Clothier of Mount holly aforesaid of the other part Whereas the aforesaid John Ridgway was at his life time & at the time of his decease duly seized in fee of in & unto & certain tract of land & plantation situate at Mount holly aforesaid by virtue of a deed of conveyance duly executed from under the hand & seal of John Cripps dated the twenty nineth day of May in the year of our Lord one thousand seven hundred & twenty two & being (????) seized made his last will & testament which is duly proved & recorded & therein authorise and direct his executors to sell & convey all his real estate Now this indenture Witnesseth that the s’d Dillaplaine Ridgway Thomas S Ridgway & William H Burr in consideration of the sum of four thousand eight hundred & eighty five dollars & eight cents to them paid or secured to be paid by the s’d Caleb Clothier at or before the perfection hereof the receipt whereof is hereby acknowledged by the sd Dillaplaine Ridgway Thomas S Ridgway & William H Burr & themselves these (????) fully satisfied & paid Have granted, bargained, sold & conveyed & by these presents |

Do grant, bargain, sell and convey unto the sd Caleb Clothier and to his heirs & assigns All those following described lots or parcels of land and dwelling houses situate in Mount holly aforesaid: the first including three brick dwelling houses & lot No 1, 2, &3 situate on the east side of high street in Mount holly aforesaid Beginning at the North west corner of the brick dwelling house occupied by Abraham Brown (and?) to the premises conveyed to Thomas S Ridgway and east along the north gabble and of the sd house north sixty five degrees & forty five minutes east one hundred & fifty seven feet to a stake on the west side of a twenty feet ally laid out for the benefit or this and the adjoining lots, then along the westwardly line of sd ally south twenty four degrees & forty five minutes east two hundred & seven feet to William Kirkbridie line, then along his line fifty nine feet to the corner of Samuel Tailor’s lot then along Tailor’s line North twenty five degrees & thirty minutes west forty nine feet to Tailor’s corner then along his line south sixty five degrees & forty five minutes west one hundred feet to High street then along sd street twenty four degrees & fifteen minutes west one hundred and sixty nine feet to the beginning the second is three small lots viz No 5, 6 & 7 Beginning at a stake or stone on the east side of High street aforesd corner to No 4 conveyed to Thomas Ridgway & run along sd street north twenty four degrees & fifteen minutes west two hundred & thirty four feet to a stone on the south west corner of Ridgway street thence along sd Ridgway street north sixty five degrees & forty five minutes east two hundred & fifty seven to a stone corner to No 14 conveyed to Thomas S Ridgway, then along his line south twenty four degrees & fifteen minutes east two hundred & thirty four feet to a stone corner to sd Thomas Ridgway, then along the line of his lot No 4 south sixty five degrees & forty five minutes west two hundred & fifty seven fee the place of Beginning Containing one acre one rood & twenty perches of land; the third parcel includes the lots No 10, 11, 12, 13, 19, 24, 25 & 26 & are bounded as follows Beginning at a stone on the east side of the great road or High street corner to lot no. 9 conveyed to Postreme Ridgway & (???????) along said street or road to Burlington North twenty four degrees & fifteen minutes west thirteen chains & seventy one links to a hickory tree corner to Isaac Hazelhurst’s land then along his line North eighty three degree and thirty minutes east twenty two chains & seventy links to a black oak tree corner to sd Isaac Hazelhurst’s, then still along his line south sixty four degrees east twelve chains to a stone in Isaac Hazelhurst line corner to Ridgway street, thence along the Northwardly line of sd Ridgway street, south sixty five degrees & forty five minutes west twenty two chains & five links to the corner of No 18 conveyed to Daniel Knight then along his line North twenty four degrees & fifteen minutes west four chains & fifty one links to the corner of No 9 conveyed to Postreme Ridgway, then along the line of sd No9 South sixty five degrees and forty five minutes west three chains & (??ty) links to the place of Beginning Containing twenty eight acres two roods & fifteen perches of land: fourth is a brick dwelling house & a small lot of ground situate on the west side of High street aforesaid Beginning at the break of the brick partition wall between the house hereby conveyed and the house conveyed to John McGowan & runs along the sd partition west & the division line of John McGowan’s lot north eighty seven degrees & forty five minutes west one hundred & thirty nine feet to a stone corner to sd McGowan in the line of land late belonging to Daniel Shields dec’d thence along the line thereof North fifty seven degrees east thirty feet four inches to a stone corner to a lot to (????) conveyed to Elizabeth Ridgway then bounded with her line eastwardly & along |

The middle of the partition wall of the house hereby conveyed & Elizabeth Ridgway’s house to High street aforesaid, then southerly along high street fifteen feet six inches to the beginning; the last mentioned premises is part & parcel of a lot of land & premises the sd John Ridgway purchased of John Hollinshead esquire high sheriff of the county of Burlington by deed dated the twenty ninth day of March in the year of our Lord one thousand seven hundred & eighty seven & recorded in the clerk’s office of the county of Burlington in book (blank) of deeds page will appear Together with with all and singular the priviledges and appurtenances unto the same several lots, parcels & premises belonging or in any wite appertaining and also all the estate, right, title, interest and claim whatsoever that the sd John Ridgway had in & to the sd premises in his life time and at the time of his decease and of his executors since his death either at law or equity to Have & Hold all and singular the above bounded & described the several parcel lots of land dwelling houses & premises unto the sd Caleb Clothier his heirs & assigns to the only proper use benefit & behoof of the sd Caleb Clothier his heirs & assigns for ever And the sd Delaplaine Ridgway Thomas S Ridgway & William H Burr each for himself & not one for the other doth covenant & agree to & with the sd Caleb Clothier his heirs and assigns, that they nor either of them have and done nor suffered to be done any act, matter or thing to hurt, burden or incumber the estate hereby granted but that same is granted & conveyed as full free and unto the said Caleb Clothier & his heirs as ever it was better in the sd John Ridgway his heirs and assigns and that the said premises is part of the real estate of said John Ridgway deceased In Witness Whereof the sd Dillaplaine Ridgway Thomas S Ridgway and William H Burr executors as aforesaid have hereunto set their hands & seals the day & year first above written Sealed & delivered } Dillaplaine Ridgway {seal} In the presence of } Thomas S Ridgway {seal} Zac: Kopel Junior } William H Burr {seal} Abraham Brown } Be it remembered that on the twenty fifth day of July in the year of our Lord one thousand eight hundred & ten personally appeared before me the subscriber one of the Master in the court of chauncery of the state of N Jersey Dillaplaine Ridgway Thomas S Ridgway and William H Burr the grantors in the within deed named and acknowledged that they signed, sealed & delivered the same for the uses and purposes therein mentioned Taken & acknowledged before me Al Brown M in Chy Recorded 2 September 1811 J W ?aincock |
