John Minard
to Joseph Bowker 3 Locke 150 a This Indenture made the eighteenth day of May in the Year of our Lord One thousand eight hundred and twenty four Between John Minard of the town of Locke in Cayuga County of the first part and Joseph Bowker now of the same place of the second part Witnesseth that the said party of the first part for and in consideration of the sum of One hundred and five dollars in hand paid by the party of the second part wherewith the said party of the first part doth hereby declare himself satisfied and paid: Hath and by these presents doth grant bargain sell alien release convey and confirm unto the said party of the second part his heirs and assigns, All that right and title belonging and Vested in the said party of the first part as an heir of John Minard deceased of and in a certain peace of land described as follows (Viz) as known by being a part of Lot No three in the town of Locke in the County of Cayuga and is situate in the Easterly part of the s’d lot and is the same land that was conveyed by Evander Childs to the s’d John Minard deceased containing One hundred and fifty acres, dated the second day of April in the Year of our Lord Eighteen hundred and five, and recorded in the Clerk’s Office of the County of Cayuga in Book L of Cayuga deeds pages 157, & the 22 day of May 1811:10 a clock p.m. Together with all and singular the rights members and privileges to the same belonging, or in any wise appertaining, and the reversion and reversions reminder and remainders rents issues and profits thereof and all the estate right, title, interest, property possession claim and demand both in law and equity of the said party of the first part of in and to the same. To have and To hold the said tract or parcel of land and premises with the appurtenances unto the said party of the second part his heirs and assigns to his and to his only proper use benefit and behoof forever. And the said party of the first part doth for himself executors and administrators covenant and agree to and with the party of the second part his heirs and assigns that he is the true and lawful owner of the said tract or parcel of land and premises with the appurtenances and is lawfully seized in his own right of a perfect absolute and indefeasible estate of inhertance in fee simple of and in all the said premises with the appurtenances, and hath |

in himself good right full power and lawful authority to grant and convey the same in manner aforesaid. And also that the said party of the second part his heirs and assigns shall and may forever hereafter peaceably have hold occupy and possess the said granted premises free from the hindrance or molestation or any person or persons lawfully claiming the same. And that he the said party of the first part and his heirs the said parcel of land and premises unto the said party of the second part his heirs and assigns against all claims and demands whatsoever shall and will Warrant and forever by these presents defend.
