This Indenture Made Betwenn Edward Williams of Blockley in the County of Philadelphia in the state of Pennsylvania of the one part and John Sellers of Darby in the County of Chester and State aforesaid of the other part Witnesseth that the said Edward Williams for and in Consideration of the sum of fifty pounds Current Money of the State aforesaid to him in hand paid by the said John Sellers at or berfore the Sealing and Delivery hereof the receipt Whereof doth hereby acknowledge & thereof & of every part thereof doth acquit and forever Discharge the said John Sellers his Heirs Executors and Administrators by these presents have and do grant bargain sell and Release Confirm unto the said John Sellers and to his Heirs and assigns All that piece or parcel of land hereafter described Situate lying & being in the Township of Blockley aforesaid begining in a line Dividing the lands of the said Edward Williams and John Sellers Near a Rock thence over the East side thereof North Eight degrees East fourteen perches and two tenths |

of a perch to a Stone thence North fifty five degrees West (twenty?) four perches and seven tenths of a perch to a Stone in a Road thence South sixty one degrees West ten perches to the Creek Thence down the said Creek on the several Cources thereof twenty seven perches to a Corner of the said Sellers land thence by the said Sellers land south fifty two degrees East thirteen perches and a half perch to the Begining Containing one acre and three quarters of an acre and twenty nine perches be the same more or less Together with all and Singular the Meadows woods ways waters water cources rights Liberties Priviledges improvements Herditaments & Appertainances whatsoever to the said discribed piece or parcel of Land Aforesaid belonging or in any wise of right thereunto appertaining with two Copies of all deeds Evidence and writing wich the said Edward Williams hath Concerning the same or any part thereof to be had and taken at the proper costs and Charges of the said John Sellers his Heirs or assigns to have and to hold the above described piece or parcel of land aforesaid Herditaments & premises hereby granted or mentioned with the Appertainances unto the said John Sellers his Heirs and Assigns To the only proper use and Behoof of the said John Sellers his Heirs and assigns forever and the said Edward Williams for himself and for his Heirs Executors Administrators and assigns doth Covenant Promise and grant to and with the said John Sellers his Heirs and Assigns and to and with every of them by these presents That the said piece or parcel of Land Herditaments and Premises with the appertainances shall from time to time and at all times hereafter forever remain Continue and the free and clear and freely and clearly acquitted and Discharged or other wise will and sufficently saved defended and kept harmless & Indennifed of and from all and all manner of Estate title trouble and Incumberance whatsoever had made moore Committed and done or to be had made done then or suffered by him the said Edward Williams or any Claiming or to Claim by from or under him and Moreover that the said Edward Williams Shall and Will from time to time and at all times hereater ap= or (sic) upon the reasonable request and at the proper cost and Charges in the law of the said John Sellers his Heitrs and assigns make do Execute and Acknowledge or Caused so to be all and every such further and other reasonable act and Acts deed and deeds Device and Devices the Law whatsoever for the further Better and more perfect assurance and Confirmation of all and singular the hereby granted premises with the Hereditaments and Appertainances to the uses intents and Pruposes herein before Expressed Concerning the same as by the said John Sellers his Heirs and Assigns as by his or their Counsel learned in the Law shall be reasonably devised advised or required In Witness wherof the said parties have Interchangeably set their hands and seals this Thirtieth day of March One Thousand seven hundred and eighty five 1785 Sealed and delivered in the presence of us } Edw Williams {seal} John Thomas Junr Robt Steel } Before me Robert Wharton Esquire Mayor or the City of Philadelphia Personaly appeared Robert Steel one of the subscribing Witnesses to the above Indenture and on his Solemn affirmation according to law did declare & say that he was present and did see Edward Williams grantor in the said Indenture named Signed Sealed Execute and Deliver the said Indenture as his act and deed & that thereupon this Deponent subscribed his name as a Witness thereto Witness my hand & seal the second day of February One thousand eight hundred & seven Robt Wharton Mayor {seal} } Robert Steel Recorded this 3rd day of February 1807 |
