This indenture made the second day of July in the year of our Lord one thousand Eight hundred and Eleven Between William Dovener & Lydia his wife of the Town of Sidney County of Delaware & State of New York of the first part and Richard huyck Junr of the town, County & state foresaid of the second part Witnesseth that the said parties of the first part for and in Consideration of the sum of fifty Dollars, Current Money of the in hand paid by the party of the second part herewith the said parties of the first part do hereby declare themselves satisfied and paid have and by these presents do grant bargain sell aline release convey and confirm unto the said party of the second his heirs and assigns all that Certain piece or parcel of land Situate being & lying in the town of Sidney and being a part of lot No sixty seven in a tract Known and distinguish designated by the name of [Wallisses?] pattent lying on the south side of the susquchannah River and bounded as follows viz. Beginning at a stake standing in the highway eight links south twenty five Degrees east from the south west corner of Sidney Meeting house Lot thence south fifty seven Degrees & fifteen minuits west one chain six links To a stake Thence north twenty five Degrees West two chains fifty four links to the south line of the burring ground Lot Then along said line North seventy two Degrees & fifteen minuits East one Chains six links to the south east Corner of said Lot Thence south twenty five Degrees East on the line of the meeting house Lot two chains & twenty four links to the place of beginning Containing one quarter of an acre of Land together with all and singular the rights members and privileges to the same - belonging or in any wise appertaining and the reversion and reversions remainder and remainders rents issues and profits thereof; and all the estate right title interest, property: possession claim and demand both in law and equity of the said parties of the first part of in and to the same To have and to hold the said tract or parcel of Land & premises with the appurtenances unto the said Richard Huyck Junr his heirs and assigns to his & their only proper use benefit & behoof for ever and the said parties of the first part do for themselves Executors and administrators covenant and agree to & with the party of the second part his heirs and assigns that they are the true and lawful owners of the said tract of parcel of Land and premises with the appurtenances and are lawfully seized in their own right of a perfect, absolute and indefenasible estate of inheritance in fee simple of and in all the said premises with the appurtenances and have in themselves good right full power & lawful authority to grant & convy (sic) the same in manner aforesaid, and also that he the said party of the second part his heirs and assigns shall and may forever hereafter peaceable have hold occupy and possess the said granted premises free from the hinderance or molestation of any person or persons lawfully claiming the same and that they the said parties of the first part and their heirs the said parcel of Land and premises unto the said party of the second part his heirs & assigns aganist all claims and demands whatsoever shall & will Warrant & for ever by the presents Defend. Otsego County ss On the 12th day of July 1811 Before me Gurdon Huntington one of the Judges of the Court of Common Pleas of said County came William Dovener to me known who acknowledged he executed the within Deed as his free act for the purposes therein mentioned I having Examined the same finding no erasure or alterations Material allow the same to Entered or Record
